In short: the site explains things and the worksheet gives estimates. Real work happens only under a signed written agreement.
What the site is
naturalgas.land is run by Our Landmen LLC. It explains how gas royalties are figured and lets owners ask for a review of their gas royalty. By using it you agree to these terms.
Estimates, not appraisals
The value worksheet runs on an illustrative decline curve and on the price, cost and discount numbers you choose. Its figures are estimates for planning. They are not an appraisal, a reserve report, a tax valuation or an offer, and no well will follow the curve exactly.
Which side we're on
On a review we work for the owner who hired us, set out in writing before any work starts. Sending the form doesn't create that relationship.
Not legal advice
We are independent landmen, not attorneys. Nothing on the site is legal advice or a title opinion, and nothing on it is a substitute for the advice of an attorney. Court cases and statutes are summarized for owners and can turn on facts and lease wording; for a legal question, talk to an oil and gas attorney in the state where the land sits.
Agreements
Any review, title work or purchase is governed only by a written agreement signed by both sides. That agreement controls over anything on this site.
Using the site
- Send only true information, about interests you own or are authorized to ask about.
- Don't scrape the site, flood the form or try to get around its security.
Content
The text, drawings, marks and worksheet belong to Our Landmen LLC. You're welcome to print or save pages for your own use.
Liability
The site is provided as is. To the extent the law allows, Our Landmen LLC isn't liable for indirect or consequential losses from using it or relying on its estimates.
Law
Wyoming law governs these terms, without regard to conflict-of-laws rules.
